The Applicant understands that Raheja Universal (Pvt) Ltd (RUPL) is proposing to develop a residential project: namely –“Raheja Lunaris-1 - Callisto” bearing RERA Registration no. P51700076867 Plot no. Gen-2/1/B Trans Thane Creek Industrial Area Juinagar, Navi Mumbai 400705 (“Project”).

The Applicant states and confirms that the applicant has complied with all applicable laws, including those pertaining to the source of funds used for this application. The Applicant undertakes to abide by all laws, rules and regulations in force.
a) The applicant shall register/login into the EOI Dashboard www.rahejalunaris.com to apply/ reserve their EOI
b) The applicant will have to select from two options Silver EOI at an amount of Rs. 36,000 /- OR Gold EOI at an amount of Rs. 54,000/-
RUPL reserves the right to accept or not to accept the application for EOI at its sole discretion and without assigning any reason for the same. RUPL shall communicate to the Applicant regarding the same through an email.
If the applicant wills to cancel the EOI the applicant will have to log into the website www.rahejalunaris.com and click on the Cancel EOI button under the My EOI section. As soon as the Confirm Cancel button is clicked the unit is immediately released. The applicant’s refund will be processed 30 days from 2nd Oct 2024.
In the event of cancellation either by RUPL or by the Applicant, the EOI amount shall be refunded, without any interest, by or before 30 days from 2nd October 2024. The amount will be refunded to the Applicant‘s account only. The EOI amount shall be refunded to the bank details as mentioned herein.

This application for EOI shall not be treated as a booking form / confirmation for the Apartment.
This application for EOI is not transferable nor assignable to any other applicants.
The Applicant confirms and understands not to seek any amendment, modification and / or change in the terms and conditions of this application of EOI.
The Applicant declares that in case he / she / it / they / is / are an NRI or Non-resident / Foreign National of Indian Origin / Foreign National / Company, the Applicant shall be solely responsible for complying with all requirements of law including Foreign Exchange Management Act, 1999, or statutory enactments or amendments thereof, all applicable acts, rules and guidelines issued by the Reserve Bank of India. In the event any permission is refused or found lacking in any respect, the same shall be considered as a default and / or a breach on the part of the Applicant and the Applicant will be rendered solely liable for the consequences arising therefrom.
Declaration of Free will-
a) The Applicant states and confirms that, the Applicant has read and understood, confirmed and agreed to the terms and conditions mentioned herein and has affixed his / her / its signatures as an acknowledgement of the above terms and conditions.
b) The information provided herein is true and correct.
Except for what is stated hereinabove, i.e. for expressing an interest with respect to the options set forth by RUPL, the application for EOI does not create any right, interest or title in favour of the Applicant in respect of the Project /Apartment / Unit or any part thereof.
The Applicant agrees to abide by the terms and conditions of this application of EOI.
The Applicant agrees that if EOI converts into booking, the terms & conditions of the booking application as well as the allotment letter / agreement for sale shall be binding to the Applicant.

*NOTE: Payments made using the Payment Gateway may ordinarily take 3 business days to reach RUPL and will be recorded by RUPL only as on the date they are fully received by RUPL from the Payment Gateway.
In case of the Silver EOI reservation, the customer shall have an opportunity to upgrade to Gold EOI on payment of the differential amount for the already opted unit.
Unlike the Silver EOI reservation, there is no provision of and upgrade for a Gold EOI reservation.
In case, you wish to withdraw your Silver OR Gold EOI reservation within XYZ days after successfully making payment of the EOI Application and after fulfilling all terms and conditions prescribed in this regard then, the same shall be refunded* without deduction of any administrative charges.
In case of a Silver EOI reservation, if the unit becomes unavailable due to a reservation made by a Gold EOI applicant, the Silver EOI applicant shall have an opportunity to opt for another ‘Unit’ of his choice as per availability. Only by upgrading to an Gold EOI after and payment of the differential amount.
However, if the Silver EOI applicant wishes to withdraw his/her reservation on unavailability of the preferred ‘Unit’ despite making timely payment and fulfilling all terms and conditions, the EOI Application Money shall be refunded* without deduction of any administrative charges.
In case of Gold EOI reservation, the user wishes to withdraw his/her reservation after successfully making payment for the EOI Application, the same shall be refunded* without deduction of any administrative charges.
However, on unavailability of the preferred unit, Gold EOI user can opt for a different unit as per availability without any additional costs.
The applicant is liable for refunds once he/ she withdraws/ cancels the EOI reservation during the EOI phase.
The applicant shall request for cancellation only after logging on to the designated EOI Dashboard, www.rahejalunaris.com in this case.
After the cancellation request form is submitted, the refund shall be processed post the completion of the netting phase, that is 30 days from 2nd October 2024. The customer shall receive a mail confirming the tentative date of refund post verification by the RUPL team.
No interest is payable on refund of the EOI Application Money or any part thereof owing to any reason whatsoever.
NOTE: *Refunds, if any, shall be processed after receipt of the Refund Request from the applicant on this Email id: info@rahejalunaris.com with all the mandatory details mentioned. The refund process shall be offline post the netting phase which 30 days from 2nd October 2024 subject to verification by RUPL team. No interest is payable on refund of the EOI Application Money or any part thereof owing to any reason whatsoever.
Payment of EOI Application Money does not per se create any rights or interests in your favour and holding, if any, of the selected ‘Unit’ shall at all times be subject to availability and shall be at the company’s sole discretion.
